Do I pay full rent at move in even though I move in during the middle of the month?

Yes.  You pay a full month when you move in.  The next month you pay a pro-rated rent from the day you move in this month to the end of the month.  This amount will be figured and available via your tenant portal after we have received your signed lease.

Where do I turn on utilities?

Can I look at property before I sign the lease?

Absolutely!  If for some reason you have not already walked through your new home, we want you to walk through before we have emailed the lease.  Once we email the lease to you, we can not give out keys without all items completed and you can NOT back out of the lease.  So, please walk through the property before hand.

Can I make payments on the security deposit?

No, we must have the full security deposit and rent charges will begin no later than 1 week after security deposit receipt, regardless of when you actually move in.  Your first month’s rent must be paid before lease signing and receiving keys.

What are my responsibilities as a tenant?

Your obligations are detailed in the lease, but know that we expect you to treat the home as if it were your own.  We expect you to keep the inside and outside clean and neat, and that when you move out the home will be left in as good, if not better condition than when you moved in.

What if I find something unsafe when I move in?

The safety letter and move in condition form are to be filled out and returned within a short time frame of moving in.  We ask you to check for issues and file a maintenance request via your tenant portal.  Your safety is very important to us and we have completed a walk-through inspection to assure the home is safe, BUT we have not lived there so we need your help to point out anything we may have missed.

How do I report a maintenance issues?

As a tenant, you will have a unique tenant portal that allows you to report a maintenance issues 24 hrs a day, 7 days a week.
